I don't want to sound flippant but just go to a lawyer and pay them to read through it. There are too many gotchas and externalities, not the least of which is your state of residence, and even county or municipality.

As the top two comments in the top thread state, spend a few hundred dollars and don't take this into your own hands, or the hands of someone in a completely different jurisdiction.
