Buy and hold. I had been patient and bought after the market crashed. I bought it in another state and put 25% down on a 4-plex. Rent pays my mortgage and I have money in my account every month.
I would have tried to earn more money in order to purchase more.
For me it is passive, I have a property manager. I did all of my research online, met my agent over the phone after Googling. Did not visit the property before purchasing. I did a lot of research however...
