The average "mom and pop" landlord (who owns a house or two) is almost always subsidizing their tenants if you honestly do the math. The only thing that has keep it worthwhile at the rental rates we've seen for years has been the appreciation they're booking and the low interest rates. If you do an actual cap-ex spreadsheet for a property and compare it to what it's renting for, it's almost never worth it. |
