Livable != developed
At least 100x more of the country than has been developed is livable, just undeveloped. I’ve driven the length of the country four times in the last three years and I assure you there are vast stretches of perfectly livable land that simply hasn’t been developed because the market demand has been in major cities and expands outward slowly. |
