All of the advice you've received here is good, you shouldn't sacrifice your personal security no matter how good it looks. But! To provide a contrarian example, one of guys involved in creating Guitar Hero faced this exact dilemma and took out a second mortgage on their house in order to fund the first round of production of guitar controllers:
