I always thought that it would be interesting if houses could be bought through more flexible financial arrangements like other financial instruments. Say for example I wanted to buy a house but I would be the majority shareholder with a 51% stake in it and I would like to sell the other 49% to investors that want exposure to the property market (which they would already have but in the sense that they would want to take a more active view in this shareholding) . You as the majority shareholder would get to live in it while only putting up 51% of the capital. Of course as someone stated below there would be many difficulties in this not least the explosion in property prices as demand goes up.

I don't see why you can't do this now. Draw up an ownership contract and shares etc. This should be workable as long as you don't need a mortgage, and you'll likely need to incorporate, so the deed will be owned by an LLC or some such.
