What city do you buy in? Can you actually buy something today that is cash flow positive. or do you put some work into them to pretty them up after buying before you rent them out?
I bought in Edmonton, Alberta. It's not easy to find cash flowing properties. But if you are slow and methodical there are opportunities. Find a system that works for others and try to model yours after theirs. Why reinvent the wheel when you can borrow one!
