Ask HN: Has anyone had these issues when buying/ selling a house?

I have recently been going through the process of moving home and there were a few points I thought were really annoying. I would be really interested to hear if anyone else has come across these issues or found a solution?

There are so many properties in the listing sites around your price range that it is quite hard to differentiate. Why isn't there a way to be able to splits and optimise your listing like you would do with any other Ad?

2) When you sign up with a real estate agent they email you as properties become available that “match you search” but 90% of these nothing like what you were after.

Might just be me but seems the industry is missing a trick and feel a product should exist to address this.
