I'm not surprised they're not losing more money as a whole. Opendoor bought a townhouse from us for twice what we paid in 2019 last fall. They ended up selling it this year for 90k less than they paid us. The agent at one point had about 50 home listings for Opendoor, all in the same situation.

I think the glut of AI powered home buying companies haven't been nearly as efficient. I do acknowledge that the rates haven't helped, but that's a lot of losses to write off. I bet this years numbers are even more lopsided.
